Garage, Commercial and Industrial Floor Coatings in Sugar Land

Epoxy flooring is mixed at the job from two parts, a resin and its hardener, and the pair reacts into a hard film locked onto concrete that has been ground to receive it. Stonhard, a resin floor maker, draws the line between that curing reaction and epoxy paint, which simply dries as its solvent leaves. Garage floor epoxy builds the film in layers sized for parked cars: the Sherwin-Williams Resuflor Deco Flake SB instructions run from an epoxy primer to a base coat flooded with decorative flake, then an epoxy grout layer and a urethane seal. Besides garages we lay polyaspartic floor coatings and metallic epoxy, coat commercial floors and warehouse floors, stain or polish bare concrete, and resurface slabs too worn to coat.

Before we price a floor, we come out, measure it and test the slab; the written quote that follows is free.

None of the price surveys we draw on prints an epoxy flooring figure for Sugar Land; they report national numbers. In HomeGuide's February 2026 figures each installed square foot runs $4 to $10, and a two-car garage costs $1,600 to $5,800 in a table that sizes that garage at 400 to 576 square feet. Once materials and labor are both counted, the August 2026 range from Angi stretches from $2 to $12 a square foot. Those ranges describe the country, not Fort Bend County. What sets your own figure is the slab under the car: how big it is, what the moisture test says, how many cracks need filling and which system its data sheet supports. Every published range, with its survey and date, sits on the cost page.

A Sugar Land job begins at the slab, not at a price list. Before any free written quote goes out we come to the address, measure the room and run whichever moisture test the chosen coating's data sheet asks for: the calcium chloride dome of ASTM F1869, the in-slab humidity probes of ASTM F2170 or the plastic sheet taped down for ASTM D4263. Grinding uses diamond tooling in place of acid and stops at the concrete surface profile the system calls for; that profile, or CSP, is the texture a coating bites into, numbered from CSP 1 to CSP 10 in ICRI Guideline 310.2R. Each coating day starts with readings of dew point, relative humidity, and air and slab temperature, taken before a single batch is opened. The About page follows a job from first call to handoff.

Our Sugar Land Services

Two-car garage with a gray flake epoxy floor, satin sheen, a pickup partly in frame and metal shelves with storage bins along the wall

Garage Floor Epoxy

Two-part epoxy and full-broadcast flake floors for Fort Bend garages, every layer taken from a named data sheet. The slab gets a moisture reading, a diamond grind to its sheet's profile and crack repair before any primer, and each coat waits for slab and air readings inside the sheet's limits.

Published price: 2-car garage: $1,600-$5,800 average installed; $4-$10 per sq ft, national (HomeGuide survey, Feb 2026)
Three-car garage with a light gray flake polyaspartic floor, a sedan on one side and the overhead doors open to a bright afternoon

Polyaspartic Floor Coating

Polyaspartic coats for Fort Bend garages, patios and porches, chosen for speed and for color that holds in sun. Each product comes with its data sheet, each slab gets a moisture reading first, and each coat is timed to the humidity, heat and recoat window its maker prints.

Published price: $5-$12 per sq ft installed; 2-car garage $2,000-$6,900, national (HomeGuide polyaspartic page, Nov 2024)
Game room in a converted garage with a pewter-gray metallic epoxy floor showing soft swirls, a couch and part of a pool table

Metallic Epoxy Floors

A clear epoxy coat carrying aluminum pigment platelets over a colored base coat, for game rooms, home offices, showrooms and salons in Sugar Land. We moisture-test and diamond-grind the slab first, because the makers warn that a smooth metallic coat shows the concrete beneath it.

Published price: $5 to $12 per sq ft, metallic row of an additive price table, national (This Old House, Mar 2026)
Retail shop with a gray quartz broadcast epoxy floor, plain shelving with unlabeled boxes and bright overhead lights

Commercial Epoxy Flooring

Resin floors for Sugar Land shops, showrooms, offices, clinics and restaurant kitchens, matched room by room to the carts, water and chemicals they carry, with system thickness, the City's food floor wording, OSHA's walking-surface rule, VOC caps and the Texas tax on nonresidential work set out.

Published price: $12 or more per sq ft for 100% solids commercial work, national (HomeAdvisor, Jun 2026); epoxy $4 to $10 (HomeGuide, Feb 2026)
Large distribution warehouse with a light gray epoxy floor, yellow aisle stripes and tall pallet racks with plain boxes

Industrial and Warehouse Floors

Floors for Fort Bend warehouses, plants, labs and hangars, built to the wheels, chemicals, heat and static they take: aggregate-filled epoxy, novolac, urethane cement and dissipative coatings, with aisle lines laid to OSHA's marking rules and every figure tied to its data sheet or rule.

Published price: National: $12+ per sq ft for 100% solids industrial coatings (HomeAdvisor, updated Jun 2026); general epoxy $4 to $10 (HomeGuide, Feb 2026)
Living room of a brick suburban house with an amber and brown acid-stained concrete floor, a rug and a sofa in daylight

Stained Concrete Floors

Color worked into the slab itself, by an acid stain that reacts with the concrete or a water-based stain that soaks in, then a sealer picked for Gulf humidity. Before any color goes on we open and test the surface, because a stain hides no crack, patch or glue line.

Published price: National average: $3 to $15 a sq ft to stain an existing slab (HomeGuide survey, February 2026)
Office lobby with a medium-gloss polished concrete floor showing fine aggregate, potted plants and low reflections

Polished Concrete Floors

Diamond-ground, densified and polished slabs for Fort Bend warehouses, offices, schools, stores and homes, specified by gloss level and aggregate exposure class as the ASCC's polishing council grades them, ground under OSHA's silica dust rule, and tested on a site visit before any price is written.

Published price: National: $3-$12/sq ft basic, $5-$15+ decorative (HomeGuide polishing survey, Feb 8, 2026)
Garage slab half covered with a fresh smooth gray cement resurfacer and half old pitted concrete, with a squeegee and buckets

Concrete Resurfacing and Repair

Crack filling, spall patching, polymer-modified resurfacers and self-leveling toppings for Fort Bend garage, shop, patio and warehouse slabs, with each defect traced to its cause, every joint kept, and the coating, stain or polish that follows planned from the first visit.

Published price: National: $3-$7/sq ft resurfacing; driveway crack filling $0.50-$3/linear ft (HomeGuide, Feb 3, 2026)

Why Sugar Land Homeowners and Businesses Choose Us

A moisture test before any system

KTA-Tator, a coatings inspection firm, describes water trapped beneath a coating that in time can make the film blister and disbond, so the slab is tested before a product is named, by the method that product's data sheet specifies. For ASTM F1869 results, Sherwin-Williams Form G-1 accepts "not more than 3 pounds of moisture per 1,000 square feet per 24 hours"; a wetter slab changes the primer or the plan.

Diamond grinding with dust collection

We do not acid etch; diamond grinding sets the profile. ICRI 310.2R pictures grinding at CSP 2, and Sherwin-Williams Form G-1 wants CSP 5 beneath its flake and quartz broadcast floors, so the data sheet decides how deep we cut. The grinders run with the dust collection OSHA names for floor grinders (29 CFR 1926.1153, Table 1), and a HEPA vacuum follows each indoor pass.

Coats timed to data-sheet limits

NOAA's humidity tables for Houston Intercontinental show damp mornings in every month, so humidity, dew point, air temperature and slab temperature are read before each batch is opened. Sherwin-Williams' sheet for ArmorSeal 1000 HS reads "Relative humidity: 85% maximum" and sets the surface at "At least 5 degrees F (2.8 degrees C) above dew point." If a reading misses a product's window, that coat is rescheduled.

Cracks repaired, and named in writing

Cracks, holes and scaled patches are filled before primer, and we tell you which repairs could show through. ICRI's repair glossary has a name for a crack whose cause is still at work: an active crack. Slabs on shrink-swell clay live with what the Post-Tensioning Institute calls tension stresses "induced by the soil movements," so a filled crack can open again.

How It Works

You describe the floor

Tell us the room and its rough size, the year the house or building went up, what covers the slab now (paint, sealer, tile adhesive), where it cracks, whether water has stood on it, and what parks or rolls across it. For a business, tell us what the floor carries and which inspector signs off on the space.

We visit, test and measure

At the address we take the floor's measurements, run the moisture test named by the likely coating's data sheet, and walk the cracks, joints and any old coating. Readings of air and slab temperature, humidity and dew point go in the notes, and we confirm with the city or county office which permit and floodplain rules apply to the building.

We quote in writing

You get a free written quote that lists every product by name next to its data sheet, then the sequence of steps, the calendar dates and the total. Inclusions and exclusions are spelled out, a moisture-mitigating primer is priced on a line by itself if the test calls for one, and the sales tax treatment follows the residential and nonresidential split in the Texas Comptroller's publication 94-116.

We prepare, coat and hand back

Grinding, vacuuming and repairs come first; then each coat goes down inside its data sheet's limits. At handoff we write down two waits taken from the product sheets, one for foot traffic and one for cars. Sherwin-Williams' ArmorSeal 1000 HS sheet, for one, allows foot traffic after 24 hours and heavy traffic after 48-72 hours, both at 77 degrees F.

Local Knowledge That Matters in Sugar Land

By our arithmetic on the Census counts, more than half of Sugar Land's housing went up in the 1980s and 1990s. The U.S. Census Bureau's ACS 2020-2024 gives the city a median year built of 1994 (table B25035), where Fort Bend County's is 2005, and its table DP04 puts 13,273 of the city's 39,946 housing units in the 1990s and 9,666 in the 1980s. In the same table, detached houses account for 34,537 units, and 19,171 households have two vehicles while 9,751 have three or more, out of 38,485. An older garage slab carries its parking history: a 2012 trade article by a coatings maker's representative says paraffin from hot tires "embeds in the cementitious material, creating a rubberized barrier, or bond breaker, over time." The Sugar Land numbers page has the full tables.

Gulf air sets the working window for a coating here. In NOAA NCEI's Comparative Climatic Data (1969-2018), Houston Intercontinental's morning relative humidity averages 85 percent or higher in each month of the year, while afternoons average 56 to 62 percent; NCEI's 2023 summary for the same airport gives July a mean dew point of 74.5 degrees F. Hobby's 1991-2020 normals from NWS Houston/Galveston put the July high at 92.9 degrees F and the days reaching 90 degrees F at 100.5 a year, and 2025 logged 136 of them. All of that is outdoor air measured at airports, a different thing from a garage slab in Sugar Land, so the numbers that count are the ones we take on site against limits like the 85 percent humidity ceiling on the ArmorSeal 1000 HS sheet. Our slab and humidity guide sets these airport readings beside the sheets' limits.

Fort Bend County holds the type location of the Lake Charles series, a clay that splits open as it dries. The USDA NRCS series description for Lake Charles puts it plainly: "When dry, the soil has cracks 1 to 5 cm (1/2 to 2 in) wide at the surface," and those cracks stay open "for 60 to 90 cumulative days in most years." Bernard, another clay, was established as a series here in 1952. The Post-Tensioning Institute presents post-tensioned slabs-on-ground as a solution for house foundations on shrink-swell soils. For new houses, the City of Sugar Land adds a rule on its residential permits page: "Post tension designs must be signed and sealed by a professional engineer." On the coating side, that means cracks get filled before primer and you hear from us which ones may show again.

Floodwater is the other local test of a floor. The Brazos River gauge at Richmond logged its highest crest, a preliminary 55.19 feet, on September 1, 2017, during Hurricane Harvey, well past the gauge's 50-foot major flood stage, and NWS Houston/Galveston recorded major flooding across Fort Bend County. Sugar Land adopted NOAA Atlas 14 rainfall estimates on April 2, 2019, and by the City's own account a 24-hour fall of 12.5 inches, once a 1 percent chance, is now a 4 percent chance. Rebuilding then meets the rule on the City of Sugar Land's Substantial Improvement page: repairs or remodeling worth 50 percent or more of a building's current market value, counted over five years, usually means raising it to current City elevation requirements. A slab that sat in water gets a moisture test before any coating.

Construction rules changed in Sugar Land this year. The City of Sugar Land's Permits and Inspections page dates its move to the 2024 International Code Council codes to January 21, 2026, and keeps applications filed before that day under the 2021 codes. The City's permit FAQ words the baseline broadly: no one may "alter, repair, replace, improve" a structure without a permit. On floor coatings specifically, the City pages we read are silent, so we put the question to the Permits Office before a job starts. Unincorporated Pecan Grove and the unannexed parts of Sienna answer to Fort Bend County's Engineering Department for development permits; the Pecan Grove town page explains the County's rules.

In Texas, sales tax on repair and remodeling depends on whether the property is residential. The Texas Comptroller's publication 94-116, which does not name floor coatings, says "Labor to repair, remodel, or restore residential real property is not taxable," while "the total amount charged for remodeling, repairing, or restoring nonresidential real property is taxable"; its examples of nonresidential property include office buildings, warehouses, retail shops and restaurants. The state's 6.25 percent can be joined by up to 2 percent in local tax from cities, counties, special districts and transit authorities, a combined ceiling of 8.25 percent. Our quote names the treatment we expect; whether it holds is for the Comptroller or your tax adviser to say.

What Does Epoxy Flooring Cost in Sugar Land?

Epoxy flooring cost in Sugar Land has to be read from national surveys: none of the price surveys in our files gives a figure for this city, its county or the wider Houston area. The table below keeps each survey's range with its own date, from the price of a square foot to one-, two- and three-car garages and the other floor systems we install. A real quote moves with the slab itself, meaning its area, its moisture reading, the cracks and old coatings to deal with, and the system its data sheet supports. Further down, the arithmetic multiplies survey rates by common floor areas, and the garage floor epoxy page explains the layers a garage price pays for.

What the survey prices Published range (survey, date)
Epoxy flooring, installed, per square foot (national) $4-$10 per sq ft (HomeGuide, Feb 2026)
Epoxy flooring, materials and labor, per square foot (national) $2-$12 per sq ft (Angi, Aug 2026)
One-car garage, 288 to 392 square feet, epoxy installed (national) $1,200-$3,900 (HomeGuide, Feb 2026)
Two-car garage, 400 to 576 square feet, epoxy installed (national) $1,600-$5,800 (HomeGuide, Feb 2026)

Frequently Asked Questions

How much does epoxy flooring cost in Sugar Land?

The figures we can give are national ones, because none of the price surveys we use covers Sugar Land on its own. HomeGuide's February 2026 page has installed epoxy between $4 and $10 a square foot, with its two-car garage row at $1,600 to $5,800, and HomeAdvisor's June 2026 page calls $1,650 to $3,494 the normal range. BEA's 2023 price parity for the Houston metro is 100.2 (the United States is 100.0), and that Bureau of Economic Analysis index tracks all consumer goods and services, not floor work. A visit and a moisture test set your price; the cost page works the arithmetic by floor size.

How long does epoxy last on floors?

The figures in print run from a few years to two decades, depending on the epoxy, and they come from price surveys, not from us. HomeGuide's February 2026 page says "Solid epoxy is durable enough to last 10 to 20 years" and that "water-based epoxy may need a new coat every 3 to 5 years"; Angi (August 2026) ties its 10 to 20 years to "proper surface preparation and installation." Stonhard, a resin floor maker, prints no number and says "The key to long-lasting floors is to buy the correct floor for your space and ensure that it is properly used and cleaned." It also warns that "Exposure to sunlight can cause discoloration and fading to your floor," which matters on a garage facing afternoon sun.

Can a garage floor be coated in Sugar Land's humid weather?

Yes, as long as each coat stays inside the window its data sheet prints. Sherwin-Williams' ArmorSeal 1000 HS sheet allows "85% maximum" relative humidity and asks for a surface "At least 5 degrees F (2.8 degrees C) above dew point"; the company's Resuflor Deco Flake SB instructions add that concrete should be coated "while temperature is falling." With NOAA's Houston Intercontinental tables showing damp mornings in every month, we trust on-site readings of humidity, dew point and slab temperature, taken before each batch, over any forecast.

Can epoxy go over cracked concrete?

Yes, after the cracks are repaired. Angi's August 2026 cost page is direct about it: "If your concrete floor is cracked, chipped, or damaged, you must repair it before applying epoxy." Our crews fill cracks, holes and scaled concrete ahead of the primer and point out which repairs could show through later, since the American Concrete Institute warns that "Any active cracks need to be stabilized to avoid being reflected through the topping." Where cracks are wide, many or uneven, concrete resurfacing and repair may have to come first.

Does the clay under Sugar Land slabs matter for a coating?

Yes, mostly through cracks. Both the Lake Charles and Bernard series have their USDA NRCS type locations in Fort Bend County, both are clays of very slow permeability, and the Lake Charles description says the soil cracks when dry. The Post-Tensioning Institute describes post-tensioned slabs as resisting tension stresses brought on by soil movement. No coating can hold a slab still, so we repair the cracks already there and tell you which might return. Both series are described in the Fort Bend slab guide.

Can a garage slab be coated after it has flooded?

Yes, once it has dried out and passed the moisture test named on its coating's data sheet. ASTM F1869 cautions that a result "only reflects the condition of the concrete floor at the time of the test," and Simiron's Polyaspartic HS sheet warns of "seasonal variations in ground moisture" driving vapor through slabs whatever earlier tests showed. During Harvey, NWS Houston/Galveston recorded major flooding across Fort Bend County. In the City of Sugar Land, flood repairs that reach half of a building's market value within five years also bring in the City's substantial improvement rule.

When can the car go back into a newly coated garage?

It varies with the product and the temperature, so the wait comes to you in writing from the data sheets of what is on your floor. ArmorSeal 1000 HS, per Sherwin-Williams, needs 48-72 hours at 77 degrees F before heavy traffic, and 4-5 days at 50 degrees F. The HomeGuide survey (February 2026) tells owners to wait 2 to 7 days before driving on fresh epoxy, while Laticrete's chip guideline, TDS 432, keeps a polyaspartic chip floor closed for 24 hours. Euclid Chemical's bulletin on tire marking blames plasticizers that leach out of tires as they heat up.

Does coating a garage floor in Sugar Land need a permit?

The City of Sugar Land's own pages do not answer that for floor coatings. Its permit FAQ requires a permit before anyone will "alter, repair, replace, improve" a structure, and the express permit list covers foundation repair, roofs and siding while leaving flooring off. Since no City page settles the point, we ask the Permits Office before work begins, and you are free to ask as well. Outside city limits, in unincorporated places such as Pecan Grove, development permits come from Fort Bend County's Engineering Department.

What should I do before you arrive?

Empty the floor first: vehicles, shelving, boxes and whatever sits along the walls. Tell us about earlier coatings, sealers, leaks or flooding, because each one changes how the slab is prepared. If a cold snap is coming, leave the heat on: the Rust-Oleum/Citadel chip floor specification (January 2025) says "Maintain the ambient room and floor temperature at 60 degrees F (15 degrees C) or above" from 72 hours before installation through and after it. Cars stay out until the vehicle time on your written handoff; people and pets wait for the foot traffic time.
